What we do
Title insurance protects a property buyer's ownership rights if a defect turns up in the title after closing: a lien, an ownership dispute, an error in the public record. We are appointed with WFG National Title Insurance and have issued title insurance for Florida closings since 2008.
Escrow holds funds and documents during a real estate transaction and releases them once every condition of the deal has been met. We have managed escrow for Florida closings since 2008.
A real estate closing is when ownership officially transfers from seller to buyer. We coordinate closings for buyers, sellers, realtors, and lenders across Florida.
Title companies handled the paperwork but rarely the people. Clients ended up as a file number, not a relationship.
Why we started
First Choice Title Associates, Inc. was founded in 2008, but the reason for it goes back further. We had already spent over a decade in Florida real estate before that, working in real estate investing and mortgage lending since 1996. That experience showed us a gap.
First Choice was built to close that gap. We took what we knew from real estate investing and mortgage lending and built a title company around transparency, attention to detail, and customer satisfaction.
What has not changed is the reason we started: you still get a real person on the phone, and the same attention to detail on every file.

Three numbers decide whether an association estoppel helps your closing or holds it up. Two of them are in the statute. The one everybody quotes is not.
Most policies protect you against the past, not the future. That one idea explains almost everything else about how this works.
If your seller is married, the spouse has to sign, even with no ownership interest and no name anywhere on title. A homestead deed that closes without that signature is void, and time does not cure it.
